Following the initial meeting where we will determine your preferences, budget and likely timescale, I will speak to estate agents, developers, fund managers, private sellers and anyone else I know in the hunt for your perfect property while you get on with your life.

It is important to me that your expectations are managed, therefore we may need to begin with an orientation exercise by spending time looking at the options within your preferred budget or location before setting the exact criteria. 

 

Going forwards I will preview properties for you, make appointments for you to view the most suitable and accompany you on all viewings until you are satisfied.

 

Upon finding the property I will handle the negotiations on your behalf and liaise with all third parties through to exchange of contracts and a completed transaction. It is often during this time that I am needed more than the search itself. London property, especially leasehold, is not always straightforward but I will work closely with your solicitor and the estate agents to overcome obstacles or, in the worst case scenario, advise that you do not proceed.

  •  Buy to let investment advice

I will advise you on the options available to you based on what return and capital growth you are hoping to achieve. After following the search process above, I will introduce you to the best local letting agents for you to choose who to deal with. I will assist with any works that are necessary to prepare the property for the rental market because the requirements are different. As an estate agent I have sadly seen many buy-to-let investors learn this the hard way by not achieving the best rent or letting their new property as well or as quickly as they could have done.

  • Vendor / Landlord pre-market appraisal and advice

Prior to inviting estate agents into your home, I will visit your property and provide independent advice on any works that would be beneficial or necessary for marketing (for sale or rental) and offer an unbiased opinion of its present value.
